These terms explain the basis on which Zee Properties MCR ("we", "our") makes this website available and the general principles that apply when you instruct us as an agent. They should be read together with any separate written agreement signed for a specific tenancy, sale or management instruction - the signed agreement takes precedence if there is any conflict.

2. Using this website
You may browse the site for personal, non-commercial use. Please do not scrape our listings, attempt to bypass access controls, upload anything unlawful, or use the site in a way that could damage it or affect other visitors. We may withdraw or change any content - including property listings - at any time without notice.
3. Property listings
Our marketing follows the Consumer Protection from Unfair Trading Regulations 2008 and the National Trading Standards guidance on material information for property listings. We take reasonable care to describe each property accurately, but images, floor plans and dimensions are for guidance only and should not be relied on for measurements. Availability, rent and asking prices can change. Nothing on the site is an offer to rent or sell - offers are only accepted in writing.
4. Fees
For tenants in England the only permitted payments are those set out in the Tenant Fees Act 2019: rent, a refundable tenancy deposit (capped at five weeks' rent where the annual rent is under £50,000), a refundable holding deposit (capped at one week's rent), and limited default fees. Our fee schedule for landlords, vendors and buyers is provided in writing before you instruct us and forms part of the engagement letter.
5. Deposits and client money
Any tenancy deposit we take on behalf of a landlord is registered with a UK government-approved deposit protection scheme within 30 days of receipt, as required by the Housing Act 2004. Client money we hold is kept in a separate designated client account.
6. Redress and complaints
If something goes wrong, please tell us first - most issues can be resolved quickly. Write to info@zeeproperties.co.uk and we will acknowledge your complaint within three working days and provide a full response within 15 working days. If you remain unhappy after our final response, you may refer the matter to an approved redress scheme in line with the Enterprise and Regulatory Reform Act 2013.
7. Anti-money laundering
We are required to verify the identity and source of funds of buyers, sellers, landlords and tenants before we can act, under the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017. We may ask for photo ID, proof of address and, where relevant, bank statements or a source-of-funds declaration.
8. The mortgage calculator
The calculator on our home page produces an illustrative figure only. It is not a mortgage quotation, personal recommendation or a regulated activity under the Financial Services and Markets Act 2000. Actual borrowing is subject to an affordability assessment by an FCA-authorised lender. Your home may be repossessed if you do not keep up repayments on your mortgage.
9. Consumer rights
If you are a consumer, nothing in these terms affects your statutory rights under the Consumer Rights Act 2015 or any other legislation that cannot be excluded by agreement. We do not exclude or limit our liability for death or personal injury caused by our negligence, or for fraud.
10. Our liability in other cases
Subject to clause 9, our total liability arising from your use of this website is limited to £100. We are not liable for indirect or consequential losses, loss of profit or loss of opportunity.
11. Intellectual property
The website, its layout and its content are protected by copyright and other intellectual property rights which belong to us or our licensors. You may not reproduce, republish or exploit any part of the site commercially without our written permission.
12. Governing law
These terms are governed by the laws of England and Wales, and the courts of England and Wales have non-exclusive jurisdiction over any dispute. If you live in Scotland or Northern Ireland you may also bring proceedings in your local courts.
